Frequently Asked Questions

DO I NEED PLANNING PERMISSION?
There are certain instances when planning permission will be required such as if you are intending to live in the building full-time or if your property is a listed building or is in a conservation area. Generally if your building takes up less than 30% of the overall curtilage of your property, excluding the house, if it is no closer to a public highway than any part of the house and is below a certain height, planning permission will not be required. The best way to find out is to ask your local planning department. If you do need planning permission we will help you through the whole process. We cannot guarantee that you will achieve planning permission but we will do our best to make sure you do. We would be happy to alter the design to suit the planning regulations if required.

CAN YOU BUILD A GARDEN BOTHY TO MY DESIGN?
Yes! Through our bespoke service we can build a garden bothy to almost any design and by using different finishes we will make sure it fits its surroundings.

WHO DOES THE FOUNDATIONS?
Garden Bothy takes care of everything from digging and laying the foundations to clearing away the waste at the end of the job.

WHAT IS THE PAYMENT STRUCTURE?
We would ask for 20% deposit with when you confirm your order, then 35% upon delivery to site of all materials, 35% upon plastering of walls and ceiling and a final 10% upon satisfactory completion of work. You can pay either by BACS or cheque.

IS THERE ANYTHING NOT INCLUDED IN THE PRICE?
Prices are shown exclusive of VAT but delivery to mainland UK is included in the price. There may be an additional charge to run the electrics from the main power supply to the studio and of course, the optional extras will carry a charge. Apart from that, everything shown in the specification is included in the price

WHEN CAN I GET ONE?
Depending on planning, we can usually start work on-site within about 6-8 weeks. It then takes approximately 2 to 3 weeks to build and finish the studio depending on its size and options.

ARE THEY GUARANTEED?
Yes. For five years. If there is a fault in this time that is down to faulty workmanship or materials, then we will fix it.

WHY WOULD I BUY A GARDEN BOTHY INSTEAD OF EXTENDING MY HOUSE?
A Garden Bothy is a more flexible solution in that it is detached from your property (perfect for working from home) and its use can change over time as your home situation changes. It is a cheaper option than an extension and it will be built and completed in a much shorter timeframe.

WHAT IF I HAVE LIMITED ACCESS TO THE GARDEN?
The kit is delivered in prefabricated modular panels and in most situations they can be carried through the house to be installed in the garden.
